What do I need to know when buying property in California?

When we asked expats what advice they would give a foreigner before buying a property in California, they said:

"1. California is a "buyer beware" state, which means buyers should conduct their own due diligence when purchasing property. 2. It is important to research the title history and the legality of any liens or judgments associated with the property. 3. Seek the advice of qualified and licensed real estate professionals, such as real estate agents and attorneys, when considering a purchase. 4. Make sure to obtain a good understanding of the local property taxes and school districts, as well as homeowner's or condo association fees. 5. Consider obtaining a home inspection before signing a purchase contract in order to identify any potential issues. 6. Be aware of California's disclosure laws, which require sellers to provide certain information about their property, such as known structural, electrical, and plumbing problems. 7. Understand any local zoning laws that may affect a potential purchase. 8. Make sure to get title insurance, which will protect the buyer in case there is a defect in the title that would prevent the buyer from taking full ownership of the property," explained one person living in California.

Are foreigners allowed to own property in California?

When we asked expats what advice they would give a foreigner before buying a property in California, they said...

"Yes, foreigners are allowed to own property in California. Non-U.S. citizens are able to purchase and own real estate in California, just like U.S. citizens. However, there are certain restrictions that apply to foreign buyers, such as the requirement to obtain a valid visa and to obtain approval from the U.S. Department of Treasury. Additionally, foreign buyers may be subject to certain taxes and fees, such as the Foreign Investment in Real Property Tax Act (FIRPTA) and the California Non-Resident Withholding Tax," explained one expat in California.

What appliances are typically included in a rental?

We asked foreigners in California what appliances are typically included in a rental, and, if there is anything else included or not included that a newcomer would not expect. Replies included:

"In California, a typical rental home typically includes kitchen appliances such as a refrigerator, range, and dishwasher. Additional appliances often included are a clothes washer and dryer, and sometimes even items such as a microwave or a garbage disposal. Some homes may include air conditioning, central heating and a water heater as well," said one person in California.

"Newcomers to California can search for homes online by using real estate websites such as Zillow, Trulia, and Realtor.com. They can also contact local real estate agents to help them find the perfect home. Additionally, newcomers can look for homes in newspapers and magazines, or attend open houses to get a better feel for the area," said one expat in California.
